A roof is the one thing on a house that has to be right.

It is also the fastest thing on this list to fix. Most homes are done in one to three days, and you will see the new shingles on your own house before you spend a dollar.

Why the roof first

A roof is the one place where doing it cheap always costs more.

Everything else on a house is cosmetic until the roof fails. Then it is framing, insulation, drywall and paint, and a bill several times the size of the roof you were putting off.

Most roofs we replace did not wear out. They were installed without proper ventilation, so the deck cooked from underneath and took years off the shingles. That is the difference between a roof that lasts its rated life and one that quietly loses a decade.

We vent it correctly, flash it correctly, and use materials that are worth the labor going on top of them. It costs a little more on the day and it is the cheapest roof you will ever own.

Ventilation, skylights and gutters

Nobody buys a skylight for how it looks on the roof.

They buy it for what happens to the room underneath. A dark stairwell, a windowless bathroom, a hallway that has needed a light on all day since the house was built.

We cut, flash and finish them as part of a roof or on their own, and we do the ventilation work that goes with it. Ventilation is the boring one nobody asks about, and it is also the reason a roof either lasts its full life or cooks itself from underneath.

Gutters live here too. Cleared, repaired or replaced, because a roof that sheds water into a failed gutter is only half finished.

What is included

What we do on a roof.

  • Full replacement. Tear off, deck inspection, underlayment, flashing, new shingles, ridge and vents, and a clean site at the end.
  • Repair. Leaks, missing or lifted shingles, flashing and boot failures, and the small things an inspector will flag.
  • Gutters. Cleaned, repaired or replaced, with the downspouts checked rather than assumed, so the water a roof sheds actually lands where it should.
  • Rot and decking. If we open it up and find soft sheathing, you hear about it and see it before anything gets covered back over.
  • Color rendering. Your house, the real shingle options, before you pick.
  • Direct installation. We install the work ourselves rather than handing your job to whoever is free that week. That is why the schedule holds.

Straight answers

What we will tell you not to do.

If your roof has real life left in it, we will say so. A roof is worth replacing when the shingles are done or the ventilation was never right, and it is not worth replacing just because it looks tired from the street.

  • We do not do commercial or industrial roofing.
  • We do not chase insurance claims on your behalf.
  • We do not pressure wash roofs. It strips the granules off shingles and voids most manufacturer warranties. If the issue is moss, that is a cleaning job, not a roof job.

How it goes

Five steps, and a number on the first visit.

You are on a clock set by your agent. We work backwards from it.

  1. We get on the roof

    Not a look from the driveway. We check the shingles, the flashing, the penetrations and the state of the decking.

  2. You hear whether it needs doing

    Including if the answer is no. Repair and replacement are different jobs at very different prices, and you should know which one you actually have.

  3. Ballpark number, same visit

    Quotes are time sensitive because material prices move. We will not honor an old number and quietly cut the scope to make it work.

  4. Pick the shingle, see the rendering

    Your house with the color on it, before anything is ordered.

  5. 50% down, then one to three days

    Balance is due at the final walkthrough, after you have looked at it.

Bonded and insured. You can look the license up yourself on the Oregon CCB website, and you should, for anyone who is about to get on your roof.

Before you hire anyone for a roof

  • Ask for the CCB number and actually search it.
  • Confirm they carry liability insurance and workers comp.
  • Get the scope in writing before any money moves.
  • Check that the name on the license matches the name on the proposal.

What homeowners ask us.

Should I replace it now, or get a few more years out of it?

Depends what we find when we get up there. Curling, bald patches, granules in the gutters and poor ventilation all mean the clock is nearly up, and waiting turns a roof job into a roof plus deck plus drywall job. If the roof has real years left, leave it alone. We will tell you which one you have.

How fast can you get it done?

Most homes are one to three days on the roof itself. If you are working toward a date of your own, tell us and we schedule backwards from it. If we cannot make it we say so at the estimate, not halfway through.

What happens if you find rot under the shingles?

You see it before it gets covered. Bad decking is the one thing nobody can quote blind, so if we find it we show you, price it, and you decide. Nothing gets buried and added to an invoice later.

Can you provide a roof inspection report?

Ask us at the estimate. Insurers and lenders sometimes want a report on the roof specifically, and it is worth knowing up front whether you are going to need one.

Can you just clean the moss off instead?

Often yes, and that is a much cheaper job. Moss on shingles is not the same problem as shingles at the end of their life. See moss removal on the exterior page, and note we soft wash rather than pressure wash, because pressure strips the granules and voids most shingle warranties.

How do payments work?

50% down when you approve the proposal, balance at the final walkthrough once you have seen the finished roof. Every proposal also gives you until midnight of the third business day to cancel, in writing.
